Scope of Works

• Measure staircase, mark bracket positions and confirm building‑reg height (900–1 000 mm).

• Remove existing rail, brackets and loose paint or filler.

• Supply & cut new timber, metal or composite rail to length; smooth and seal cut ends.

• Fix heavy‑duty brackets at ≤ 1 m centres into studs or masonry; pack for correct fall.

• Secure rail, fit end returns or safety caps, and caulk/sand for paint or oil finish.

• Clear sawdust & off‑cuts; bag old rail for licensed disposal and wipe balustrade clean.

Time on Site

• 2–3 hours for a straight 4 m softwood rail on a two‑storey house.

• 4–6 hours if multiple turns, hardwood drilling or wall repairs delay bracket fixing.Longer when bespoke metal requires site welding, awkward access over spiral stairs, or paint/oil curing time.

  
  

Questions to Ask Your Trade

1. Will you supply BS‑compliant brackets & screws and provide the rail pre‑finished?

2. Is the quote fixed (labour, materials, VAT) or estimated on day rate?

3. How will you locate studs or anchor into masonry without damaging cables/pipes?

4. Do you remove the old handrail and fill holes ready for decorating?

5. What guarantee covers loose brackets or joint movement after installation?

6. Can you match existing balustrade style or stain colour?

7. Do you hold public‑liability insurance and provide waste‑transfer notes?

   
   

How to Avoid Surprises

• Send clear photos & rail length when seeking quotes; flag any awkward corners.

• Reserve driveway space so the fitter can carry a 4 m rail straight indoors.

• Remove pictures & banister carpets before arrival to speed up work.

• Check if plaster touch‑ups or repainting around brackets is included.

• Confirm access to power sockets at staircase foot and landing for drills and sanders.
