Scope of Works

• carry out a visual inspection of affected rooms, lofts and external walls for signs of damp

• take moisture meter and hygrometer readings and record locations

• check for rising damp, hygroscopic salts at skirting and plaster, and inspect internal finishes

• inspect gutters, downpipes and external ground levels that can cause penetrating damp

• use thermal imaging or a borescope where required to locate hidden moisture

• provide a short written report with photos, measured readings, likely causes and repair options

Most damp surveys and a written quote take 1–3 hours on site including readings and photos; factors that extend this include restricted access to lofts or underfloor voids, the need for thermal imaging or scaffolding, multiple affected rooms or waiting for moisture readings to stabilise

Questions to Ask Your Tradie

• are you qualified and insured to carry out damp surveys and issue written reports

• what diagnostic tools will you use and will any invasive tests be needed

• will I get a written report with photos, moisture readings, cause and costed repair options

• how long will diagnostic readings and any lab tests take and are they included in the price

• do you offer a follow-up visit, guarantees on diagnosis or do you subcontract repair work

• will you need access to lofts, underfloor voids or neighbours and is there any charge for extended access

How to Avoid Surprises

• clear access to affected rooms, loft hatch and any underfloor access points

• arrange parking or inform the trader of permit restrictions for on‑street parking

• move valuable or delicate items away from suspected damp areas and protect carpets if required

• tell the surveyor about recent plumbing works, building works or history of damp repairs

• disclose pets, asbestos or contamination concerns so PPE and waste handling can be arranged

• check whether landlord consent or building‑owner permission is needed for invasive checks
