Scope of Works

• Inspect sash frames, glazing and tracks for dirt, paint and damage

• Clean internal and external panes, removing grease, water marks and loose paint spots

• Clear sash box channels, weep holes and sills of debris and surface grime

• Wipe and polish timber or metal frames and hardware; light lubrication of pulleys and locks where required

• Note and report any sash cord, pulley or frame repairs that need a specialist

• Work at height using ladder or platform and use PPE to protect staff and interiors

Typical domestic sash cleaning takes 1–3 hours for a mid‑terrace with 6–8 windows. Factors that extend it include high or difficult access, many small panes per sash, heavy paint or lime scale build‑up, and any required minor repairs

Questions to Ask Your Tradie

• Are you insured for working at height and public liability?

• Do you include lubrication and minor adjustments or is that a separate charge?

• How do you charge — per hour, per window or fixed price for the job?

• Will you protect internal floors and furniture and remove any debris afterwards?

• Do you need parking, a permit or a drop kerb for equipment close to the house?

• Can you show before/after photos or references for sash window jobs?

How to Avoid Surprises

• ensure clear access to external windows and reserve parking for the tradie

• secure pets and remove fragile items from window sills and nearby surfaces

• tell the tradie about original glass, glazing bars or rotten frames before they start

• confirm electricity and water access if required for equipment

• check if scaffolding or local permits are needed for high‑level external work
