Scope of Works

• Inspect ceiling and assess extent of cracking, sagging, water damage and plaster key

• remove loose or failed plaster and make good lath or substrate where required

• apply bonding coat and patch or full skim finish to match surrounding ceiling

• tape and embed mesh over long cracks and feather new plaster to existing profiles

• sand and finish ready for decorator; touch-up painting usually not included

• protect floors and furniture, control dust and use PPE for mould or contaminated areas

Questions to Ask Your Tradie

• have you worked on bedroom ceilings with similar damage before and can you show photos

• what preparatory work is included and what will I need to do beforehand

• how many coats and what drying times should I expect before decorating

• do you carry public liability insurance and what warranty do you offer on the work

• will you need to hire a tower or scaffold and how will that affect cost and access

• how do you handle mould, water damage and any necessary remedial treatments

How to Avoid Surprises

• clear furniture and valuables from the bedroom or cover items before work starts

• confirm parking or unloading space for the tradesperson and any scaffold delivery

• tell the tradie about loft access, low beams or any awkward ceiling heights in advance

• check if building or leaseholder rules affect scaffold or noisy work times

• ask about PPE, dust control and whether any mould or asbestos testing is needed before work
