Scope of Works

• Carry out site survey: measure room, test water pressure, locate soil stack and electrics.

• Isolate services; strip out old suite, tiles and flooring, then responsibly dispose of waste.

• First-fix plumbing and electrics: reroute pipework, fit isolation valves, upgrade cabling/RCD where needed.

• Repair or board walls and floor, apply waterproof tanking to wet zones.

• Install new bath/shower tray, WC frame or soil connection, vanity and brassware; pressure-test.

• Tile or panel walls and floor, grout, seal and fit trims.

• Second-fix: connect fittings, install extractor fan, mirror, lighting and accessories; commission and demonstrate.

• Seal all junctions with sanitary silicone, clean site, issue warranty paperwork and Building-Reg certificates (where applicable).

Questions to Ask Your Tradie

1. Will you handle all trades in-house (plumbing, electrics, tiling) or sub-contract any phase?

2. Is full waterproof tanking included behind the wet walls and floor?

3. What make/model of sanitaryware and brassware will you supply, and are they WRAS-approved?

4. Do you provide certificates for electrical work (Part P) and any pressure testing?

5. How long is your workmanship warranty, and what does it cover?

6. Is waste removal, skip hire and final deep clean included in the price?

7. What measures will you take to contain dust and protect adjacent rooms and stairs?

   
   

How to Avoid Surprises

• Access & Parking: Reserve a nearby space for van and skip; clear narrow hallways.

• Isolation Valves: Check stopcock works or request new service valves before start-day.

• Ventilation & Electrics: Ensure extractor fan spec meets Building Regulations and consumer unit has spare capacity.

• Tile & Suite Lead-Times: Order long-lead items early and store safely on site.

• Hidden Damage: Flag any previous leaks, rotten joists or uneven floors during the survey.

• Post-Install Care: Get written guidance on grout curing, silicone set-time and first service checks.
