Scope of Works

• assess visible defects and identify priority repairs

• carry out small repairs such as tightening hinges, adjusting doors and replacing washers

• replace or refit loose fixtures and basic sealant around sinks or baths where safe to do so

• carry out small patch repairs to plaster and touch up paintwork

• test repaired items, tidy the area and remove small debris

• highlight any major issues needing a separate specialist quote (electrics, structural, asbestos risk)

Most general maintenance visits take 1–3 hours on site; straightforward fixes can be under an hour while multi‑task visits, working at height or waiting for parts can extend to a half day or longer

Questions to Ask Your Tradie

• are you insured and can you provide a copy of public liability insurance

• do you expect additional trades or permits will be required

• how do you charge for labour and can you provide a written estimate

• what materials will you use and who supplies bespoke parts

• how will you manage waste and are disposal costs included

• what precautions will you take for dust, floors and contamination

How to Avoid Surprises

• clear the immediate work area and remove valuables

• ensure parking or drop‑off space close to the property

• advise of pets, alarms, tenancy rules or access restrictions beforehand

• have photos or samples ready if you need colour or part matches

• agree in writing any extra charges for working at height, permits or specialist kit
