Scope of Works

• inspect the whole affected area and produce a written scope and photos

• make safe loose elements and isolate services where required

• remove and dispose of damaged plaster, joinery, floorboards or fixtures

• carry out structural repairs to studs, joists or screed as needed

• repair or replace minor plumbing and electrical items and arrange certification where applicable

• plaster, sand and prepare surfaces for decoration and carry out final cleaning and handover

• are you insured and can you provide copies of public liability and employers' liability insurance?

• what is included in your quote and what would be charged as an extra?

• how will you protect adjacent areas and who is responsible for cleaning up debris?

• do you use subcontractors for specialist work and what qualifications do they hold?

• what guarantees or warranty do you offer on materials and workmanship?

• how do you handle unexpected findings such as rot, mould or concealed structural damage?

How to Avoid Surprises

• ensure clear access and remove fragile items from the work area

• confirm parking or loading space for vans and skips

• advise of pets, occupants with mobility needs and preferred working hours

• check for asbestos, lead paint or mould risk before work starts

• agree a written schedule, payment milestones and sign-off criteria before work begins
