Scope of Works

• Inspect lofts, roof voids, eaves, chimneys and external fascias for squirrel activity and entry points

• locate active dreys and runs and assess any contaminated insulation or droppings

• fit one‑way exclusion devices or set humane live‑capture traps as appropriate

• remove nests, contaminated insulation and droppings and bag for safe disposal using PPE

• carry out minor proofing repairs (mesh, timber patching, chimney capping) and advise on further repairs

• provide a report of entry points, work done and any recommended follow‑up or insulation replacement

Most inspections and simple exclusions take 1–4 hours on site; trapping and proofing a small loft is often 1–2 hours, while jobs requiring insulation replacement, extensive proofing or scaffolding can take 1–2 days

• are you licensed or insured to remove wildlife and do you have public liability cover

• what methods will you use — one‑way exclusion, live capture or relocation — and why

• do you handle contaminated insulation and droppings and provide a clean up certificate

• how long is any warranty or proofing guarantee and what does it cover

• will you need scaffolding or roof access and how will that affect timing and cost

• can you provide references or photos of similar jobs and a written estimate

How to Avoid Surprises

• ensure lofts are accessible and clear fragile items before the visit

• confirm parking and safe drop‑off space for equipment or scaffolding vans

• secure pets and lock external doors during work at height or when traps are set

• check any leasehold or listed‑building restrictions and get permissions if needed

• ask for written scope and a contingency allowance for insulation replacement or roof repairs
