Fire Door Compliance Modifications and Upgrades

Scope of Works

• Inspect existing doors, frames, ironmongery and seals against BS 476‑22 / BS EN 1634‑1 test evidence and Building Regulations Part B.

• Supply and fit intumescent strips, smoke seals, fire‑rated hinges, overhead closers and compliant locks/latches.

• Plane or re‑hang doors to achieve ≤ 3 mm gaps at head/sides and ≤ 10 mm (≤ 3 mm if smoke‑control) at threshold.

• Upgrade glazing to fire‑resisting glass with hardwood or steel beads if required.

• Install or replace automatic drop seals, cold‑smoke perimeter seals and threshold plates.• Label doors with certification plugs or data plates; issue installation or modification report for building‐control / insurer records.

• Remove and dispose of non‑compliant hardware, timber waste and packaging.

Time on Site

• 1–2 hours to survey and upgrade seals/hardware on a straightforward single door.

• 3–4 hours per door when glazing panels, threshold planing or frame adjustments are needed.

Extra time for multiple doors, fire‑stopping around frames, high‑level doors requiring scaffold towers or if works must be phased outside business hours.

1. Are your operatives accredited under FIRAS, BM TRADA Q‑Mark or another recognised fire‑door scheme?

2. Will you provide a written compliance certificate and photographic evidence for each upgraded door?

3. Do quoted costs include all ironmongery, intumescent materials and making good paintwork?

4. How will you verify gap tolerances and smoke seal compression on completion?

5. Can you match existing décor, beading profiles and hinge finishes?

6. What warranty applies to installed hardware and workmanship?

7. Will building occupants need to vacate rooms while intumescent adhesives cure or glazing sets?

   
   

How to Avoid Surprises

• Supply any original fire‑door test evidence or manufacturer’s data before the survey.

• Ensure clear access and key control for all doors included in the scope.

• Reserve parking close to entrances for loading heavy doors or scaffold components.

• Confirm whether hot‑work permits or out‑of‑hours noise restrictions apply.

• Advise the contractor of linked hold‑open electromagnets or alarm systems that may need temporary isolation.
