Scope of Works

• inspect porch timber, door frame and threshold for rot and loose joints

• remove loose paint, flaking render and decayed timber, replace sections as needed

• fill cracks, repair small brickwork or render and sand surfaces for painting

• prime exposed timber and metal, apply two coats exterior paint to walls, trim and door

• seal joints and apply exterior silicone to weatherproof gaps and threshold

• protect nearby surfaces and clear up waste; wear PPE for dust and paint fumes

• how many years' experience do you have with external porches and joinery repairs?

• will you carry out a pre-start inspection to identify hidden rot or damp risk?

• which paint brands and guarantees do you use for exterior wood and masonry?

• will you need scaffolding or an access tower and who supplies and insures it?

• how will you protect adjacent glass, brickwork and interior floors during work?

• do you provide a written quote, estimated timescale and a workmanship guarantee?

How to Avoid Surprises

• ensure clear access and parking close to the porch for tools and materials

• move fragile items and cover floors inside to protect from dust and paint

• tell the tradie about pets, ventilation needs and any security alarms

• check for leasehold or estate restrictions and advise tradie of any permit requirements

• expect extra cost if rotten timber, damp remediation or hidden structural work is found
