• inspect and assess immediate hazard and identify required isolations

• isolate electricity, gas or water supplies where needed and tag controls

• make temporary fixes: shoring, sealing leaks, temporary glazing or pipe clamps

• secure or cordon off unsafe areas and remove loose debris

• dispose of contaminated materials and use PPE when handling asbestos/mould risks

• provide written make-safe report, photos and recommended next steps for permanent repair

Most make-safe visits take 1–2 hours for a straightforward issue; higher-risk or multi-trade jobs can take a half-day – 3–4 hours or longer if scaffolding, specialist parts or permits are required. Limited access, flats, suspected asbestos or the need to isolate services extend time on site

Questions to Ask Your Tradie

• are you insured for emergency make-safe work and can you provide certificates

• will you isolate services and do you supply lock-off tags or notices

• what will be temporary and what needs a permanent follow-up repair

• are parts and materials included in the price or charged extra

• can you issue a written report, photo record and a follow-up estimate

• do you need building manager permission, permits for working at height, or asbestos checks

How to Avoid Surprises

• ensure clear access and unlock gates or cupboards before arrival

• reserve parking nearby for a van and tell the tradie about permits or pay parking

• let the tradie know if the property is a flat, listed or has restricted access

• notify about pets, vulnerable residents and arrange a safe area

• check for asbestos, historic damp or concealed services that may need specialist handling

• have contact details and agree who will approve any extra work or costs
