Scope of Works

• Survey property and confirm items to keep, donate, recycle and dispose

• sort and box small items for charity or recycling where requested

• remove bulky furniture and appliances, using two operatives for heavy lifts

• load waste and transport to licensed recycling centres or arrange skip uplift

• clear garden, shed and outbuildings as agreed and remove green waste where required

• identify and report hazardous items (asbestos, sharps, chemical containers) and use PPE for contaminated areas

Time on Site

Small flat or single-room clear: 2–4 hours. 2–3 bedroom house: 1 day to 2 days depending on volume and access. Factors that extend time: number of bulky items, stair carry, narrow access, parking restrictions and hazardous material handling

Questions to Ask Your Tradie

• are you insured for clearance work and public liability?

• how will you dispose of waste and can you provide waste transfer notes?

• do you charge for stair carry, two-person lifts or narrow-access fees?

• can you handle hazardous items (asbestos, sharps, chemicals) or do I need a specialist?

• will you provide a fixed quote for the full clear or an hourly estimate?

• do you bring your own PPE and are operatives DBS checked for occupied properties?

How to Avoid Surprises

• check access and width of gates, corridors and stairs and tell the tradie in advance

• arrange parking or permits for a van near the property to avoid time penalties

• tell operatives about pets, lifts out of order or communal rules for estates

• label items to keep and remove keys or access codes beforehand

• flag likely hazardous items so the tradie can quote for specialist disposal
