Scope of Works

• Pre‑visit survey & inventory – assess volume, note valuables, check access.

• Segregate, load & transport contents (re‑use, recycle, waste streams).

• Special handling for hazardous or bulky items (fridges, pianos, safes).

• Sweeping/hover & light tidy once rooms are emptied.

• Licensed disposal at recycling centre or waste‑transfer station; paperwork provided.

• Optional add‑ons – basic packing, deep clean, garden/loft/garage clearance.

Time on Site

• Typical: 4 – 8 hours for a 2‑bed flat or 3‑bed semi. clearaspace.co.uk

• Up to 1 day+: large 3‑bed+ homes, attic/garage contents, or limited parking.

• Multi‑day: 4‑bed+ properties, hoarded items, long carry to vehicle, permit delays.

  
  

Questions to Ask Your Trade

1. Are you a registered waste carrier, and will I get a transfer note?

2. Is the quote fixed‑price or volume‑based, and what counts as a ‘van load’?

3. How do you offset resale‑value items (auction, charity, rebate)?

4. What surcharges apply for heavy, hazardous or electrical items?

5. Will you handle parking suspensions or congestion‑zone fees?

6. How many operatives and vans will attend, and is labour charged after a set time?

7. Do you hold public‑liability and goods‑in‑transit insurance?

   
   

How to Avoid Surprises

• Access & parking: reserve bays close to the door; arrange permits/keys.

• Item triage: separate keep/sell/donate piles before the crew arrives.

• Stair & lift constraints: flag top‑floor flats or narrow staircases early.

• Council tip rules: know what waste the local HWRC will refuse; plan skips.

• Congestion & ULEZ: check extra charges in London and other zones.
